DD Walk
A due-diligence inspection sheet an inspector carries through every unit of an apartment property on an iPad — and it works in a basement with no signal.

The problem
A due-diligence walk means going unit by unit through an apartment property, writing down the condition of everything, and turning that into a punch list someone can actually act on. Doing that on paper, or in a generic spreadsheet, means re-typing all of it back at a desk before any of it is useful.
The building itself gets in the way. Try getting a signal in a basement mechanical room or an interior stairwell — a tool that needs to be online to save a note is useless exactly where a note matters most.
An inspector walking a unit on a tablet and a fund reviewing the same property afterward on a laptop need the same information organized two different ways, without anyone retyping it in between.
What it does
- Grid view
- iPad, spreadsheet-style, with a frozen unit column — for working through a property fast.
- Cards view
- Phone, one unit at a time.
- Property view
- Site-level — 13 categories, among them roofs, HVAC, plumbing, pool, parking and amenities, recorded per walk alongside the units.
- Offline sync
- Completed walks queue on the device and sync to one master Google Sheet the moment signal returns.
How it's built
29 condition fields per unit, with colours driven by a fixed tier system, so a problem is visible at a glance and a punch list falls out of the data instead of being written up separately afterward.
It's an offline-first PWA. A walk gets recorded whether or not there's signal, queues on the device, and syncs to one master Google Sheet as soon as the connection comes back.
The view — Grid, Cards or Property — is chosen by device, and it deliberately does not change on rotation. Turning the iPad sideways mid-walk doesn't knock you out of the view you're working in.
Target speed is a full 2-bed unit in under 60 seconds.
What we'd do next
Phases 0 through 6 of 9 are complete and phase 7 is prepared, with phase 8 in progress now. The next milestone is the real one: walking an actual property on the real iPad, which hasn't happened yet. That's the test that decides whether 60 seconds a unit holds up outside a basement with genuinely bad signal, not a good one on paper.
