Where every field came from
Nothing on the Rookies tab is guessed. Each field is either pulled directly from a public record or entered by hand as a recruiting note — and the two are never blended without saying which is which.

License records — primary source, verified
The base list is pulled from the state real-estate commission's public license roster — agent name, license number, license type, sponsoring broker or office, and issue date. It is a public record, filed by the state, not scraped from a review site or a brokerage's marketing page. That is the difference between this tool and the list it replaced.
The corridor filter
The state roster covers the whole state. This tool narrows it to one strip of geography — Cape Girardeau down through Kennett — because that is the travel distance a recruiter can realistically work. The filter is applied on sponsoring-office location and license-holder address, not guessed from a name or area code.
Brokerage DBAs versus legal entities — a real gotcha
A license record lists the broker's registered legal entity, not the sign on the door. "Crossroads Realty Partners" is the public-facing name; the license record files it under "CR Holdings II LLC." A plain text match between a rookie's sponsoring office and a public brokerage directory misses that pair entirely. What is still not verified
- Phone numbers and email addresses are not part of the public license record and are not verified here.
- "Match confidence" on the Original 94 tab is a name-similarity score, not a certainty — Medium and Low rows need a human look before anyone is contacted.
- Whether a newly licensed agent is actively practicing, versus licensed but inactive, isn't captured by the license record alone.
- A handful of sponsoring-office names could not be reconciled to a public DBA and are shown by their legal entity name only.
- Gatekeeper relationship status is a recruiter's own note — it is not verified against anything.
